All the foundation piers were replaced in 2025 and with a metal roof and vinyl siding you don't have high maintenance issues to deal with. It comes fully equipped and is ready for your family to start making their cottage dreams come true. Troutspawn Lake is close to the border of Algonquin Park but only 30 minutes from Dorset, most of it year round municipal road. The lake is noted for good fishing and there are thousands of acres of ATV and snowmobile trails at your back door. It's a great hunting area as well and close to the border of Algonquin Park. In fact you can drive from the cottage directly to Hwy 60 north of Oxtongue Lake so a visit to Algonquin Park is just a short and scenic drive away. The walls and ceilings are insulated and with both electric heat plus a woodstove it can be used comfortably in the shoulder seasons. There is potential 4 season use with some upgrades to the water system and additional insulation. The driveway to the subject property has never been cleared as the sellers do not use the property during the winter months. However Grist Mill Lane is plowed by other cottagers as far as the driveway to the cottage. Costs for winter maintenance are currently $300/year per property owner. Summer maintenance fees are currently $200/year per property owner.
